Closing Costs: Every Fee Explained Line by Line

Everyone focuses on the down payment, but closing costs can catch you off guard. Here is exactly what you are paying for.

Closing costs surprise first-time buyers more than almost anything else. You save for a down payment, and then someone hands you a 3-page form with $12,000 in fees you didn't expect. Let's break down every line item so nothing catches you off guard.

Loan Origination Fee

This is what the lender charges for processing your loan. Typically 0.5% to 1% of the loan amount. On a $300,000 loan, that's $1,500 to $3,000. Some lenders offer no-origination-fee loans, but the interest rate is usually higher to compensate.

Appraisal Fee

$500 to $700. An independent appraiser confirms the home is worth what you're paying. Required by every lender. Non-negotiable.

Title Insurance and Search

Title insurance protects the lender (and optionally you) against disputes over ownership. Combined with the title search and settlement fee, expect $1,500 to $3,000. This is a one-time cost paid at closing.

Escrow and Prepaids

Lenders collect upfront for property taxes and homeowners insurance. This isn't a fee โ€” it's a prepayment. Expect 2 to 6 months of taxes and insurance escrowed at closing. Can range from $2,000 to $6,000 depending on your location.

Recording Fees and Transfer Taxes

Government fees for recording the deed and transfer taxes on the sale. These vary wildly by county. Expect $200 to $1,500. Your Loan Estimate will list these under Section E and F.

Discount Points

Optional. Each point costs 1% of the loan amount and lowers your rate by about 0.25%. Paying points makes sense if you plan to stay in the home for 5+ years.

Total Picture

Closing costs typically run 2% to 5% of the purchase price. On a $350,000 home, that is $7,000 to $17,500. Your lender must give you a Loan Estimate within 3 days of applying. Read every line.
