Closing day is the finish line. You sign a stack of papers, hand over a cashier's check, and get the keys. Here's exactly what you need to bring and what happens.

What to Bring

  • Government-issued photo ID: Driver's license or passport. No exceptions.
  • Cashier's check for your down payment and closing costs, made out to the title company or escrow agent. Confirm the exact amount and payee 24 hours before.
  • Proof of homeowners insurance: Your lender needs a copy of the policy and paid receipt before closing.
  • Certified funds if required (some title companies take wire transfers โ€” confirm ahead of time).
  • Your smartphone to coordinate and take photos. But don't live-stream โ€” some closing agents won't allow it.

What NOT to Bring

Don't bring a suitcase of cash. Don't bring an unannounced guest (signing is private). Don't bring a moving truck โ€” you can't move in until the deed is recorded, which happens after signing.

What Happens During Closing
