Pre-Approval vs Pre-Qualification: What Is the Difference?

One means a lender actually checked your finances. The other is basically a guess. Here is why the distinction matters.

Pre-Qualification Is a Handshake

Pre-qualification is basically a conversation. You tell a lender your income and debts, they give you a rough number. No documents required. No credit pull (usually).

It is useful for getting a ballpark idea of what you might afford. But it means almost nothing to a seller. A pre-qualification letter is not backed by any verification.

Pre-Approval Is a Commitment

Pre-approval means the lender has pulled your credit, reviewed your W-2s and pay stubs, verified your bank statements, and run your file through their automated underwriting system.

The result is a conditional commitment to lend you a specific amount. The lender still needs to verify things later (the appraisal, title work), but the heavy lifting is done upfront.

Why Sellers Care

Sellers and listing agents know the difference. A pre-approval letter signals that you are qualified and serious. A pre-qualification letter says you had a conversation.

  • Pre-qualified: "This person might be able to get a loan." - Pre-approved: "This person has been vetted and can get a loan."

In multiple-offer situations, sellers will prioritize pre-approved buyers. Some listing agents will not even present an offer without a pre-approval letter attached.

When to Do Each

Get pre-qualified early in your search โ€” before you even start looking seriously. It helps you set a budget range.

Get pre-approved before you make an offer. Ideally before you start touring homes. Pre-approvals are typically valid for 60โ€“90 days.
