The stuff everyone knows

  • Competitive interest rates (often 0.25-0.5% below conventional).
  • No minimum credit score (most lenders want 580-620).

The stuff most vets don't know

The loan is assumable. VA loans can be transferred to another eligible buyer. If rates go up, your low-rate VA loan becomes a huge selling point โ€” the buyer takes over your 5.5% mortgage instead of getting a 7% new loan.

No prepayment penalty. Pay off your entire mortgage early? No fee. Make extra payments every month? No problem.

VA can help with foreclosure. If you fall behind, the VA works with lenders to find alternatives. This isn't a handout โ€” it's a program designed to keep vets in their homes.

The funding fee can be waived. Vets with service-connected disabilities pay zero funding fee. That saves 2.15-3.3% of the loan amount.
