What to Expect at Closing Day
Closing day can feel like a blur of paperwork. Here is exactly what happens so nothing surprises you.
Where Closing Happens
Most closings happen at a title company or escrow office. You sit at a conference table with the closing agent (sometimes called a settlement agent or escrow officer). Your agent should be there. The seller signs at a different time (usually a day or two earlier or later).
What You Need to Bring
Before you walk in, confirm with your closing agent:
- Valid government ID: Driver's license or passport. - Cashier's check or wire confirmation: Your down payment and closing costs. Most closing agents require a wire transfer, not a personal check. - Your copy of the contract and disclosures: The closing agent has their own copies, but having yours helps. - Proof of homeowners insurance: Your lender needs evidence that the home is insured effective closing day.
The Closing Disclosure (CD)
You should have received your Closing Disclosure at least 3 business days before closing. Review it carefully. It lists:
- Final loan terms (interest rate, monthly payment, loan amount) - Closing costs broken down by category - Cash needed to close - Prorated taxes and prepaids
The final numbers should match what is on the CD. If there are last-minute changes, ask the closing agent to explain each one.
The Documents You Sign
You will sign 30โ40 documents. Do not rush. The closing agent will explain each one:
- Promissory Note: Your promise to repay the loan. - Deed of Trust or Mortgage: Puts a lien on the property as collateral. - Initial Escrow Disclosure: Shows how your escrow account for taxes and insurance will work. - Truth in Lending disclosure: Final APR, finance charge, total of payments. - Per diem interest: Interest from closing day to the end of the month.
How Long It Takes
Plan for 60โ90 minutes. If you have questions โ ask. The closing agent is paid to walk you through everything. Do not feel pressured to sign fast.
Wire Transfer Safety
Wire fraud is real. Your closing agent will send wiring instructions via secure portal or in person. Never trust wiring instructions sent by email alone. Confirm the wire instructions over the phone using a number you found independently (not from the email).
After You Sign
The closing agent sends the signed documents to the lender for final review. The lender funds the loan. The deed is recorded at the county recorder's office. This takes a few hours to a day.
Once the deed is recorded, you own the home. The agent hands you the keys. That is the moment.
The "Coffee Is for Closers" Rule
Bring snacks or coffee if you want. Seriously. Bring water. It is a lot of signing, and your hand will cramp. Take your time.
